This tenancy for a government department covers two floors of about 500m2 each.
The project was constructed as an integrated build, with base building refurbishment (landlord works) completed along with the fitout.
The base-building refurbishment is part of the landlord’s programme to achieve consistency and high quality across all levels of the building. Amenities include high-performance LED lighting, acoustic ceilings, air-conditioning and new kitchens. The design for the carpet is the same on all floors, but with each floor selected from one of three colourways.
The 1960s building has a limited floor-to-floor height, which made it very challenging to install full airconditioning with fresh-air supply. The solution was to build ‘mushroom’ bulkheads at each internal column, allowing the ceiling to be installed at 2.4m between beams.
